Keizersgracht 254 A | Description

RENOVATION
In 2025, the kitchen was completely renovated using high-quality materials by Arclinea Amsterdam, a paragon of elegant design and functionality. Earlier, around 2016, the entire apartment underwent a thorough renovation with an eye for detail and historical authenticity. In the basement, the concrete floor and walls were replaced, while the bathroom and guest toilet were finished with luxurious, high-quality materials. The 18th-century living room was restored with respect for its historical character, and the other rooms have been tastefully modernized to a contemporary, top-quality standard. All gas, electricity, and water pipes were replaced at the time, with the exception of the electrical wiring in the rococo ceiling of the living room. Almost the entire apartment has underfloor heating, supplemented by several radiators as an additional heat source, and the classic sliding windows at the front and back have been fitted with new secondary glazing, which complement the comfort and luxury of the home and provide significant energy savings.
Layout
The marble hallway leads to the entrance on the first floor. Upon entering, you are welcomed into a spacious reception hall with a coat closet and guest toilet. On the street side is the generous kitchen-diner, combined with a dining room, with a beautiful view over the Keizersgracht canal. Both the reception hall and the kitchen-diner are part of the front house and feature an impressive ceiling height of 3.70 meters and an antique marble floor, which emphasizes the historic grandeur of the building.On the other side of the hall is the study, situated under the glass roof of the skylight. From this room, there is direct access to the living room in the rear house and, via a staircase, to the basement. The spacious living room has a classic layout and features an original marble fireplace, wood panelling, and a beautifully painted rococo ceiling. From this room, you overlook the private garden and enjoy the peace and privacy of the courtyards, right in the heart of Amsterdam. The basement is accessible via the internal staircase and houses a cozy bedroom with an en-suite bathroom and direct access to the garden. The front, slightly lower section of the basement offers a storage room and a spacious laundry room with the technical installations. The basement is also accessible via a second entrance on the street side.
GARDEN
The beautiful garden of approximately 110 m² is accessible via the back door and the French doors of the bedroom. Until the end of the 19th century, a garden house stood at the back of the garden, back to back, with a building bordering the opposite garden of a property on Prinsengracht. A new garden house could potentially be built on the same site; of course, municipal approval is required. The necessary sewer, electricity, and water connections have already been partially prepared, as we learned from the previous owner.
